There are always projects underway at the Belmont. This year is no exception!

Please scroll down to see everything that has been done over the last eighteen years. The list is extensive. There are many items that are not listed. I've just highlighted the major projects.

We have a rotating and ongoing procedure to paint balcony ceilings, rails, and fascia's. We are also making structural repairs to many of the balconies and concrete blocks that are not sound.

We have a major building envelope project ahead of us as well. More details can be found in the owners section of the website or via email from the management office.

 

Belmont Maintenance Completed Project List 2023-2024

All but five of these items were completed in-house by Belmont staff.

  • Repaired multiple Townhouse trellis including main beam replacements, replacement of overhead boards, and posts.
    Repaired multiple Townhouse brick walkways and removed roots.
  • Installed new light posts along the no parking zone between TH 32 and Building 6.
  • Replaced rotted and broken plywood in Pool Chair Room floor.
  • Purged, cleaned, and painted Pool Chair Room.
  • Repaired and replaced buckled floor tiles in Buildings 5 & 6.
  • Installed new maintenance vehicle gas enclosure at restaurant loading dock.
  • Cleaned all Mid-Rise Garage floors and walls.
  • Repainted Mid-Rise Garage walls.
  • Repainted all Mid-Rise stairwell doors.
  • Touched up Mid-Rise resident doors.
  • Replaced all Mid-Rise common area lighting with 5k white bulbs.
  • Including stairwells and both 1st and garage level lobbies.
  • Removed, repaired, and framed out Mid-Rise lobby overhead entrances for new soffit.
  • Insulated all Mid-Rise lobby entrances, making them much more energy efficient.
  • Installed new soffit in all Mid-Rise lobby entrances.
  • Re-caulked all Mid-Rise common area windows.
  • Made several repairs to Mid-Rise balcony siding including caulking, trim repair, and kickboards.
  • Sealed all Mid-Rise entrance lobby windows with Tremco Dymonic
  • Polyurethane Sealant.
  • Cleaned and organized Buildings 1&2 maintenance room for resident watercraft storage.
  • Cleaned and organized all Mid-Rise compactor rooms.
    Repaired snow plow enclosure.
  • Repaired several sections of property fencing and lattice.
  • Repaired all Tennis Court gates.
  • Sifted and removed shells deeply embedded in the beach sand.
  • Installed new lighting around restaurant and pool cabanas.
  • Added new boardwalk sections at the end of each boardwalk.
  • Cleaned and repainted Pool drinking fountain.
  • Repaired Pool exterior barn door.
  • Installed new in-line chlorinator in Pool.
  • Repaired several tile joints around Pool.
  • Brushed and repainted gas meters.
  • Insulated around pipes in compactor room of Building 1 to prevent odor.
    * Major repairs to management office after infestation and mold issues.

    * Removed broken beach property line fence and replaced it with new nautical ships line and pilings.
    * Replaced Pool night lighting and repaired conduit under deck.
    ** Repaired Restaurant ramp heading down to the beach.
    ** Fixed mobile beach screener wiring harness.

Ongoing Projects:

  • Rescreen broken Mid-Rise window screens.

  • Replacement of Restaurant loading dock ramp and steps. 

  • Clean and repaint all light boxes.

  • Clean and repaint Mid-Rise balconies. 

  • Repaint trim around Restaurant and Pool.

  • Install speed bumps throughout property.

  • Replacement of belts and lubrication of all Mid-Rise makeup air units. 

  • Repaint Mid-Rise common area window sills and baseboard heaters.

  • Replace stained ceiling tiles in Mid-Rise hallways and garages.

  • Pressure wash retaining walls in front of Building 5 and on Belmont Rd. 

  • Clean green off of property fencing. 

  • Clean and reseal Ipe decking around Restaurant and Pool decks.

Our very talented director of maintenance and staff saved a total of $71,850.00 in outside labor costs and that does not include the snow plowing.

The plow has paid for itself already and the truck will have paid for itself by next year at this time. You’ll see we will be offering a new service for residents with the truck this summer.

2021

Townhouse Trellis and Soffit Replacement

We are replacing all the compromised trellises and beams that adorn the fronts of the Town Homes.

We are also installing a brand-new soffit to the front entrance of every townhouse and also the gable entries between each home. This will give your entrances a clean new look!

​​Landscape Design

As you know, the Board of Trustees engaged the services of Phil Cheny Landscape Design to provide an overall redesign for Belmont's mature and dated landscaping. We have since undertaken the design process with the skills and vision of Whitten Landscaping. Craig Whitten knows what the designer intended for the entire property, and by utilizing his expertise, Belmont will save thousands in design work. The project will be performed in phases over several years.

  • 2015: Phase One - Redesign and Planting of the Main Bed in Front of Building Four.

  • 2016 - Phase Two - Redesign and Planting of the Main Island in Front of Buildings 3 & 4 and One

  • Townhouse Island; Representing the Future of All Townhouse Islands

  • 2017 - Phase Three - Removal of All Overgrown Trees and Shrubs in Front of Building Five.

  • Removal of Overgrown Shrubs and Vegetation in Front of Building Six.

  • Removal and Replacement of Old Landscape in Front of Th 31.

  • 2019- Phase Four - Removal of Approximately 45 Trees After Tornado Blew Through in July

  • 2021 - Phase Five - Removal of All Rosa Rugosa in Front of Buildings 1, 2, and the Restaurant.

  • Added Blue Spruce Trees and New Shrubbery to Building 4 and Planted Blue Spruce

  • Across From the TEH Entrance of Building 1 in Order to Block Timeshare Resort Views.

  • Removed Overgrown Vegetation Along Townhouse Garages and Planted Hatfield Yews.

  • Addition of New Hydrangea, Japanese Holly's, Various Grasses, Perrenials, and Annuals.

2020

Pool Rehab & Resurfacing

We've given the pool a brand-new look! We've replaced the old coping with beautiful granite and have replaced the border tile with a sleek navy blue, highly reflective porcelain. At the same time; we've replaced all through wall fittings in order to mitigate any leaks. We had to drive the truck across the beach in order to be close enough to shoot the new material. The new 'Stonescapes' mini pebble surface was installed and now the pool is complete.

Elevator Interior Replacement

We replaced the dated and original elevator interiors in the mid-rise buildings.

New Flagpole Installation & Lighting

2019

We fully repaved the parking lot.

We removed 45 trees that were either destroyed or damaged by the Tornado that hit us on July 23rd.

An extension of our parking lot replacement is rehabilitating the retention pond behind Buildings One & Two. This area became wildly overgrown, thus defeating its purpose. A Retention pond is designed to remove excess stormwater that flows from both the coastal dune and the landscaped portions of our property. When this fails, there is a greater chance of having water back up towards the building or seeping underground, causing frost heaves in our newly paved lot. We've revitalized this area by removing all vegetation and laying a bed of native stone that will act as natural filtration & drainage.​

We fully remodeled the Restaurant with brand new extension of our parking lot replacement is rehabilitating the retention pond behind Buildings One & Two. We repaired, resurfaced, and painted the Tennis Courts with US Open colors. We added a brand new privacy screen and two pickleball courts.

2018

We built a brand-new retaining wall along Gordon Ritchie Road. This replaced the dilapidated tie wall that was there since inception.

We replaced the perimeter fencing along the full length of Belmont and Gordon Ritchie Roads. This included border fencing in each townhouse courtyard.

We painted all the mid-rise stairwells.

2017

We replaced several trellises that were rotting at the Town Homes

We built Two very well used Bocce Courts

We built a beautiful new stone retaining wall at the Tennis Courts and beautiful stone steps to the new Bocce Courts.

We installed a brand-new stone drinking fountain at the Tennis Courts

We replaced the main Boardwalk behind Buildings One and Two

We completed new carpet installation in all buildings.

We repainted all mid-rise hallways and wainscot.

We built new Trex Boardwalks to the beach.

2016

Pavement repairs and painting of exterior parking lines.

Replaced the roof on Buildings One & Two.

Major concrete block masonry repair. Pointing, caulking, block replacement, control joint replacement, and waterproofing of all Mid-Rise buildings.

Installed wainscoting and baseboard and repainted all mid-rise hallways.

Replaced carpet in Buildings Five & Six.

2015

Replaced the deck and substructure on the exterior of the pool building and associated cabanas.

Replace carpeting in Buildings One & Two.

2013 & 2014

Repaired window sills and replaced concrete blocks throughout the property.

Replaced all mid-rise garage doors (assessed to mid-rise owners)

Replaced the locker room ceilings and repainted the walls.

Installed new metal roofs on Buildings 1 & 2

Replaced the majority of ceiling tiles in the garage of Buildings 1 & 2.

Replaced the substructure and decks or the Restaurant and associated cabanas with IPE wood.

Replaced the Landscape in front of Buildings 1 & 2 and TH 6

Installed new Douglas Fir ceilings in the lobbies in Buildings 3, 4, 5 & 6

2010 & 2011

Installed new carpet in the restaurant

Removed overgrown Brush and Trees north of the Boardwalk in Buildings 1 through 4.

Replaced the roof on the Management and Business offices.

Installed a new playground.
